Who we are

Urbanstreet is an owner-led group for real estate development, integrated planning and owner's representation, based in Küsnacht near Zurich. The operating company is Urbanstreet AG, founded in 2025 and backed by Urbanstreet Development AG with thirty years of experience in architecture and development. We work for investors, institutional owners and developers — from potential analysis through feasibility and planning permission to delivery.

We think like developers and act in the owner's interest.

Thirty years of architecture taught us how a building comes into being. Development taught us where a project fails commercially. Combining both perspectives under one responsibility is the core of our work — and the reason we take the lead on a project rather than deliver a partial service.

We lead what determines cost, schedule and quality: procurement, variations, negotiations with authorities and the interfaces between everyone involved. Capacity we buy in. Responsibility we do not hand over.

Entrepreneurial perspective

We know both sides of the table.

The owning family is entrepreneurially active in construction and real estate and develops projects of its own. That sharpens our judgement on risk, cost and return — and we say so openly: in mandates for third parties we act exclusively in their interest. The role we take in a project is set out in writing before we start.

On 1 October 1996, Patrick and Sandra Hüppi founded an architecture practice in Zurich. In 2003 it was converted into a stock corporation as rd2b limited — and in the same year rd2b limitada in São Paulo was founded as a subsidiary in Brazil.

For almost thirty years the two led the practice together, with buildings in Switzerland and Brazil. At the end of 2024 they handed it over. Since 2025 the second generation has continued the work under the name Urbanstreet.

What remains is the double perspective. Building a Swiss consulate general in Brazil teaches you that neither language nor building culture nor the path through the authorities can be taken for granted — and that a project fails at exactly those points, not on the design. That experience sits in every feasibility study we calculate today.

Converted into a stock corporation, later Skyline Development AG.

The subsidiary rd2b limitada is founded in Brazil. The Swiss Consulate General follows, among others.

After almost thirty years Patrick and Sandra Hüppi hand over the leadership.

2025Urbanstreet

The second generation continues. Urbanstreet AG is founded in December.

Technology for precision. People for judgement.

Feasibility, plot ratio, income scenarios and option comparisons are calculated with data — in days rather than weeks. Not for its own sake: the earlier reliable figures are on the table, the cheaper decisions become. The time saved goes where nothing can be automated.

We run an AI-supported knowledge network for construction and real estate and advise companies on using these tools. Thirty years of experience become retrievable instead of tied to individuals.

Negotiations with authorities, a feel for building culture, weighing risk and personal accountability towards the client cannot be delegated — to no one and to nothing.

Working together and fees. We do not work on open hourly rates, but with a running base service, fixed-price project phases and a share in the outcome. The structure suited to your project is set out openly and in writing before we start.

Urbanstreet AG runs the operating business: planning, development and marketing. It is backed by Urbanstreet Development AG, which holds the experience, the network and the family's long-term perspective. The second generation holds an entrepreneurial stake in the operating company — continuity here is a question of ownership, not of intent.
